HEATING ADVICE · BRUSSELS

A 24 kW boiler may suit some homes, provide more heating output than they need or fall short of their hot water expectations. Floor area alone cannot settle the question. To choose correctly, distinguish the heat needed by the rooms from the output required at the taps, and check what the rating on the appliance actually means.

Calculate the building’s heating requirements
The boiler must compensate for the home’s heat losses under the chosen design conditions. Insulation, windows, exposed walls, ventilation and desired temperatures all contribute. A flat surrounded by heated homes behaves differently from a house with several external walls.
A rule based only on watts per square metre may provide an initial estimate, but it does not replace a suitable assessment. In Brussels, successive alterations and partial insulation make shortcuts particularly misleading. Mention planned work: requirements after renovation may differ greatly from today’s.
Distinguish heating output from hot water output
On a combination boiler, the stated heating and hot water outputs may differ. A commercial model name should not be interpreted without the technical data sheet for the full reference. Ask under which conditions the hot water performance is measured.
As a physical indication, 24 kW actually transferred to the water can theoretically raise about 11.5 litres per minute by 30°C, without storage or losses. At a required temperature rise of 35°C, this theoretical flow falls to around 9.8 litres per minute. These examples are not guaranteed performance figures for a particular boiler.

Check minimum output as well
The maximum rating does not describe the whole operating range. On a mild day, a home needs much less heat than during a cold spell. A modulating boiler adjusts its output within a given range, so the lower limit deserves comparison too.
When demand falls below the output the appliance can provide continuously, stopping and restarting may occur. Frequency also depends on the heating circuit and controls. Always choosing more power “to be safe” is not a sizing method. Our installation assessment considers the building and how it operates.
Check radiators and hot water use
Radiators poorly suited to the intended operating temperatures can limit comfort even if the boiler has enough output. Production and distribution should be assessed together. A more powerful appliance does not, by itself, solve uneven heat distribution.
For hot water, specify shower flow rates and simultaneous draw-offs. Two bathrooms may create different requirements from a single shower, regardless of the heated floor area. A storage solution must also be sized with its useful volume and reheating capacity in mind.
Information to prepare before requesting a quote
Gather the current model reference, maintenance documents, floor area and type of home, insulation work and hot water uses. Previous consumption can supplement the assessment, provided occupancy and heating habits are taken into account.
In Jette, Anderlecht or elsewhere in Brussels, a visit helps compare this information with the installation. See our Bulex replacement approach. If a problem appeared recently without a change in use, a fault check may be preferable before concluding that the boiler lacks power.
Frequently asked questions
Does 24 kW correspond to a particular floor area?
No. Two homes with the same area can have very different heat losses. Area alone is insufficient to select output.
Should heating and hot water requirements be added together?
Not automatically. The calculation depends on the production method, hot water priority, storage and the way the installation operates.
Can I simply copy the old boiler’s output?
It is a starting point, not confirmation. The old appliance may have been oversized, and the home may have changed since installation.
